Waterproof Basements

Many builders tout ‘damp-proof’, but there’s a big difference between ‘damp-proof’ and waterproof. We seal the entire basement perimeter with a waterproof membrane to keep your basement clean and dry.

Reinforced Concrete Supports

Slab-on-grade, or pouring a concrete pad to ‘float’ directly on the ground, is the less expensive, easy way to pour porches and patios. However, as the ground settles, freezes and thaws, these pads can sink and break away from your home or get out of level. We utilize a ‘brick ledge’, or built in support on your foundation walls along with concrete support columns that extend below the frost line to resist cracking and movement.

Framed and Insulated Exterior Basement Walls

Even if you don’t plan to finish your basement anytime soon, framing and insulating the exterior walls will make a dramatic difference in the way your home feels, keeping it warmer and dryer.

Sealed Foam Insulation Around Rim Joists

The ‘box sill’ refers to the area where your floor joists (the structure holding up your finished floor) meets the top of your basement walls, and the rim joist (the perimeter structural lumber that encloses your entire flooring system). The rim joist is often perforated with heating and cooling runs, spigots and other utilities. Traditional bat style insulation offers minimal value here, as it is often a source of air infiltration. We seal all box sill areas with air-tight, spray in foam insulation that is impervious to moisture.

R-50 Ceiling Insulation

The R-value is a number representing how well a material insulates. The higher the R-value, the better the insulation. While it’s typical to see R-38 in many home ceilings, we insulate to a value of R-50 above living areas. You’ll have less temperature fluctuation and lower heating and cooling bills.

High-Efficiency Furnace

Gas prices aren’t going down, and your heating and cooling bills can add up significantly over the life of your furnace. We utilize 96% efficient, 2-stage furnaces in all our homes. The variable speed ECM blower is more efficient than traditional AC motors. Two stages means that in most cases, the furnace will quietly circulate your homes air at a low speed, giving you more consistent temperatures rather than cycling between warm and cold spells.
